Roses Top 5 tips on how to buy a house


It's no secret that the housing market is pretty crazy right now. So I thought I'd share some of the top tips I used to save up for my first home and that might just help you too.

So here are 5 tips on how to buy a house!


Tip #1. Give up takeout, pack your lunch or make a coffee at home.

Cheesy yes but for every $5 coffee and $10 lunch, they quickly add up. $15 x 7 days x 52 weeks = $5460. Crazy right?! While I'm not saying give up all the fun things, you may need to limit yourself while you keep your eyes on the prize. Home ownership!

Top Tip #2, How to buy a house: Chat to a mortgage broker.

They are an advocate for you and have access to more banks, lenders and information than the public. They can guide you on how much of a deposit you need, what loans and grants are available to you too. They can also advise on how to clear debt and get yourself in the best position to make an unconditional or as close to unconditional offer as possible. That's Me! Having been through the process myself, I know how stressful it can be. I will do my absolute best to try make it stress-free for you. Having someone on your team who will listen and make sure you put your best foot forward is what you need in this market.


Top Tip #4. Consider all options.

What do you really need in a home?

You probably love the idea of a pool, underfloor heating and a large, modern kitchen – most of us do. Unfortunately, these might not be the most realistic goals for a first home buyer.

As you’re stepping onto the property ladder for the first time, certain luxuries can price a home out of your budget. So you may need to reconsider the essentials.

Think about the things that are ‘make or break’ - consider the number of bedrooms and bathrooms you need, whether you need a garage or off-street parking, and how important having a big backyard really is. Think about the ideal suburb you’d like to live in, or if you’d be willing to sacrifice a quick commute to work for a larger or nicer home further out of the city. Write these all down, so you have a comprehensive list of your needs in a home, to help narrow down your selection. You might have to make a few compromises and buy in a slightly different area or make do without a spare bedroom. See your first home as a stepping stone to the ideal dream home in the future.


Top Tip #5 Learn to DIY

If this is your first or fourth home, one way to hopefully save a bit is to buy something that needs a bit of love. A coat of paint? A new kitchen? New carpet? No problem. Make your mark and add your own touch to the property by buying the one that needs a little bit done to it, that most people might put in the “too hard basket”.

See your first home as a stepping stone to your ideal dream home in the future.
